We are here to help you in your new home and hope to build a good working relationship with each and every tenant.

You can expect to be Id checked, provided with Tenancy Forms and all the necessary paperwork to enable you to move in.

Please note on Move in day we will require from you a certain amount of advance rental and maybe a Bond. Circumstances depending we may take one months advance rental or several. We may or may not take a bond as well or not at all.

Please note if we accept a bond,  Bond monies of the equivalent to 1 months rent will be expected upon taking out a successful tenancy agreement. Bond monies will be kept in our dedicated, protected Goverment Scheme. All tenants will be given a unique Scheme Id Number whilst their bond is secured within the scheme. This will allow tenants access to information about the scheme and the bond 24hrs a day.

If we do not accept a bond, all monies paid will be held in our account as advance rental and no part of your tenancy will have an active bond nor will it be treated as such and you are welcome at any time to freely use this as a payment holiday to avoid paying a months rent. This is very helpful to tenants on low incomes during festive and holiday periods. This of course is at the discretion of Harrison Estates.

Any deposit/advance rental paid at any time to Harrison Estates prior to taking out a tenancy with ourselves will be treated as a property holding deposit which is none refundable. If you apply for one of our properties and if you are successful in a tenancy application check, you are required within Seven days, to either sign a valid tenancy agreement or cancel the application. Seven Days starts on the date you pass the application. If you decide to cancel, or cannot complete the application you will not receive any monies already paid to us.

Holding deposits which are to be treated as a "bond" and any balance due will be paid into our govenrment scheme once an (ACTIVE) tenancy is in place and not before, Advance Rental will go onto your active rent roll on day one.
