Thank you for your interest in renting one of our properties. The following outlines important information regarding the 1 weeks holding deposit you will be required to pay.

Under UK law, a holding deposit is capped at the equivalent of one week’s rent. It is designed to reserve a rental property while tenant checks and agreements are completed.

Key Information about the Holding Deposit

Paying a holding deposit does not guarantee you will be granted a tenancy. It does, however, mean that we will temporarily pause marketing the property to other potential tenants while your application is processed. If your application is successful, and you proceed to sign the tenancy agreement, the holding deposit will the be applied towards your tenancy.

The landlord or agent reserves the right to withdraw from the letting process at any stage before all agreements are signed, and all initial rental payments are made.

When the Holding Deposit May Be Kept

The agent or landlord may retain the holding deposit under the following circumstances:

False or misleading information: If you provide incorrect details that affect your suitability to rent (e.g., falsified references).

Right to Rent check failure: If you do not pass a Right to Rent check as required by UK law.

Withdrawal: If you decide to withdraw your application after agreeing to proceed.

Failure to proceed: If you do not take reasonable steps to sign the tenancy agreement within the agreed timeline (typically 2 weeks from the application date) or fail to provide required documents.

Inappropriate behavior: If you are rude, offensive, or abusive to members of our staff. We operate a zero-tolerance policy on inappropriate or violent behavior.

When the Holding Deposit Will Be Refunded

The holding deposit will be refunded in full if:

• The landlord or agent decides not to proceed with the tenancy for reasons outside of your control.

• The tenancy agreement is successfully signed. In this case, the holding deposit will be transferred and applied as part of the total deposit (usually equivalent to 5 weeks’ rent) and protected under the Deposit Protection Scheme (DPS).

Avoiding Forfeiture of the Holding Deposit

To ensure the process runs smoothly, please provide all necessary documents and information promptly. Delays or missing information may lead to the holding deposit being retained.
